Position Summary:

Akridge Senior Property Managers are responsible for the overall management and operation of first-class commercial office buildings in the Akridge portfolio. Their primary obligation is to provide outstanding customer service to Clients, investors and vendors through innovative, responsible, and responsive building management and financial management practices. This position shall be responsible for supporting five (5) assignments in the Akridge portfolio. This position will primarily sit at the APTA headquarters office, located at 3030 Potomac Avenue in Alexandria, but will entail visiting properties regularly. Please note that assignments are subject to change.

Position Responsibilities:

  • Manage all maintenance contracts involved in the upkeep of an office building
  • Manage the physical structure and daily operations, including security
  • Communicate and liaise with Clients, vendors, investors, owners, and building services contractors and employees
  • Prepare and manage annual operating budgets and long term capital improvement plans
  • Prepare regularly-scheduled re-forecasts
  • Oversight of lease administration
  • Manage the emergency preparedness program of a property
  • Manage building sustainability programs and related LEED certifications

Position Requirements:

  • 10+ years experience in commercial property management
  • College degree in business or related field
  • Real Property Administrator (RPA) or Certified Property Manager (CPM), Certified Commercial Investment Member (CCIM), LEED AP or LEED Green Associate designation preferred
  • Strong financial analysis and budgeting skills
  • Business acumen
  • Effective communication and interpersonal skills coupled with the ability to resolve difficult situations and conflict efficiently and professionally
  • Detail oriented, with strong analytical, organizational and coordination skills and the ability to manage from a holistic perspective
  • Excellent computer skills and proficiency in Microsoft Outlook, Word, Excel required. Knowledge of Cardin, Yardi, MRI, Realogic, Energy Star Manager, LEED Online and MACH Energy preferred
